Muse Appointed to Lead Bletchley Station Regeneration

UK: Muse will lead Bletchley station regeneration through a mixed-use masterplan agreed with Milton Keynes City Council as the town prepares for the arrival of East West Rail.

Bletchley station regeneration covers two sites

The developer has signed an agreement to prepare a masterplan for major sites on the eastern and western sides of the station. According to Muse’s official project announcement, the work will be carried out with Milton Keynes Development Partnership (MKDP) and the local community.

Proposals will combine affordable housing, build-to-rent properties and homes for private sale. Retail space, active commercial uses at ground level, community facilities and improvements to public areas are also planned. The aim is to connect the station more closely with Bletchley town centre rather than develop the two sites in isolation.

The number of homes and a delivery timetable have not yet been published. Muse Development Director Andy Howell described the assignment as a long-term town-centre brief, while public consultation and design work are expected to begin in the coming months. Detailed planning proposals will follow.

£22 million entrance will link the station and Queensway

The wider programme includes £22 million for a new eastern entrance to Bletchley station. The package combines £17 million from the UK Government’s Growth Mission Fund with up to £5 million from Milton Keynes City Council.

The entrance is intended to create a direct pedestrian connection to Queensway, Bletchley’s main shopping street. MKDP said the link should make the town centre easier to reach and support businesses by increasing footfall.

East West Rail changes Bletchley’s railway role

Bletchley is expected to become an interchange on East West Rail, the planned Oxford–Cambridge railway via Milton Keynes and Bedford. The new neighbourhood and station entrance are being developed to make use of that change in connectivity.

The official East West Rail project overview says the Bicester–Bletchley section was rebuilt and handed to Network Rail in December 2024. It is now part of the national rail network, although the current regeneration announcement does not set a date for the start of passenger services or completion of the surrounding development.
