CANADA: Construction has begun on the Broadway-Arbutus development in Vancouver, launching TransLink’s real estate program with 256 rental homes beside the future Millennium Line terminus at Arbutus Station.

TransLink and PCI Developments broke ground on July 29 at the southeast corner of West Broadway and Arbutus Street in Kitsilano. TransLink’s official announcement identifies the scheme as the first project to enter construction under the transport authority’s Real Estate Development Program.

Broadway-Arbutus development adds housing and public space

The 31-storey mixed-use project will contain 256 rental homes, including 47 below-market suites. Its non-residential component comprises more than 5,200 square feet of ground-floor retail and more than 9,800 square feet of community space for the Ohel Ya’akov Community Kollel.

A public plaza will integrate the site with the Arbutus Greenway and the future station. The project website also describes the homes as secured rentals and says below-market units will account for 20% of the residential area.

Construction started in summer 2026, and completion is expected in 2029. The July 29 announcement did not disclose the project’s construction cost or the amount of revenue TransLink expects it to generate.

Broadway-Arbutus development links to future SkyTrain

The location places the new homes and commercial space opposite Arbutus Station, which is scheduled to open in 2027 as part of the Broadway Subway Project. The 5.7-kilometre Millennium Line extension includes 700 metres of elevated guideway, five kilometres of tunnel and six new underground stations.

Arbutus will initially serve as the extension’s western terminus. Until a further SkyTrain extension is funded and built, B-Line bus service will continue between Arbutus Street and the University of British Columbia.

TransLink says its real estate program is intended to create a long-term source of non-taxation revenue for reinvestment in transit. The model combines property development with direct access to transport infrastructure, while the Broadway-Arbutus timetable creates two separate milestones: the station in 2027 and the mixed-use development in 2029.
