The project features a 9,500 sq ft two-storey building with offices, welfare space, and storage. Redesigned internal roads, a service yard, and parking areas complete the site layout.

Network Rail will use timber construction to reduce embodied carbon. The design includes meeting rooms, a canteen, and changing areas to improve workplace conditions.

To cut energy use, the site incorporates triple-glazed windows, air-source heat pumps, solar PV panels, and EV charging stations. The layout also increases natural daylight access.

These features, backed by Network Rail’s Green Bank funding, aim to lower emissions and set a benchmark for future MDU projects across the UK.

Network Rail Strengthens Partnerships for Future-Ready Operations

Henry Boot Construction serves as the main contractor. Managing Director Lee Powell said the company is committed to exceeding sustainability standards.

He noted that the development aligns with their plans to expand across Lincolnshire and the East Midlands, strengthening their regional presence through quality builds.

Ridge, a specialist built environment consultant, leads on structural and architectural design. The firm ensures the facility meets high environmental and operational standards.

Chris Round, Senior Portfolio Manager at Network Rail, praised the partnership. He highlighted the shared commitment to sustainability and project excellence.

Procured through the Crown Commercial Service’s CWAS framework, the project is already underway and scheduled for completion by early 2026.

This initiative marks a significant step in Network Rail’s long-term environmental strategy. The modern MDU promotes energy efficiency and staff wellbeing while supporting future-ready rail operations.
